Welcome to Hygge on Rosseau! We hope you enjoy your stay! If you need any assistance during your stay please call or text Alina at 416-567-0562. We have created the Hygge on Rosseau retreat putting our heart and soul into this project, so it can be a memorable place for both our family to enjoy, and yours. As you would want others to treat you and your house, we expect you would also respect our property and what’s in it.
As a guest you have access to the whole house (except our personal storage area at the entrance that is kept locked) and the 7.5-acre property around it. You can roam the property outside and go down to Shadow River. Be sure to closely review and follow these rules and tips to ensure a pleasant and safe stay for everyone:

Please follow these times as our cleaning person has a schedule to maintain and any delays will result in additional costs to you unless we’ve mutually agreed on a different time in writing.

Must be 25+ to rent
NO smoking inside the cottage (cigarettes, cannabis, vaping) – not even through an open window. Doing so will result in losing your security deposit, if we receive any complaints from cleaners related to damages, smell or any issues as a consequence of the guest smoking.
NO pets are allowed. We love animals, but we unfortunately are unable to host pets as the owner is allergic

NO tents on site
NO drugs allowed
NO outdoor shoes inside the cottage/sauna
NO parties, events, unregistered guests or visitors allowed. You will be asked to leave immediately if you are having a party. Noise levels should be kept to a minimum. Although we are on a private 7.5-acre setting, we do have distant neighbours and we ask that our guests be mindful of noise levels at all times and particularly in the evenings and mornings. Excessive noise if reported to the police will result in a fine of up to $5,000 dollars that might be issued immediately to the occupants of the offending unit by the police according to the noise by-law. Please help us promote a tranquil setting for everyone!
We are on a septic system and it is sensitive, so NO food wastes, tampons, diapers, baby wipes, tissues or paper towels to be flushed down the toilet. Flush toilet paper only. Damages to the septic system are very costly and will be billed back to the guest.
Report any damages or breakages in a timely manner. If linens or towels are permanently stained or missing, the replacement cost will be charged to the guest.
Please clean the BBQ if used.
Keep the property and all furnishings in excellent order and leave the house as you have found it
Lock all doors/turn all lights off whenever you leave the property.

Parking: Plenty of private parking is available on site in front of the cottage.
Check-in Process: A day before your check-in, we will provide you with a code to access the house via the smart lock keypad on the door. Enter your code to unlock. To lock the door, press the ‘Lock’ button on the keypad.
Winter road conditions: The road into the property is privately owned and not maintained by municipality. It is well-plowed, but it is recommended to have good winter tires or all-wheel drive to access the property during winter months due to excessive snow and slippery conditions.
Internet: We have good and reliable cell reception and stable internet. Select network name “Hygge_Guest” and it will automatically connect you to our wi-fi. Download Speed: up to 100 Mbps (Starlink).
Washer/Dryer: We have the latest LG washer/dryer appliances for your use in the lower-level bathroom. You can use the liquid detergent found in the bathroom near the appliances for your laundry. A laundry basket is available in the storage area under the staircase. If you prefer to use your own laundry detergent, please ensure it is “HE” (high-efficiency) liquid detergent, since we’re on a septic system, so no laundry pods. Please leave the washer door open after you are done to allow it to dry.
Water: Our water comes from a 210 ft-deep brand new drilled well. The tap water is well-filtered and safe to drink. Because we’re using a well and are on a septic system, please be mindful when taking showers. We are using a tankless water heater – please give a few mins for water to heat up before you shower.
Septic system: Being on a septic tank system comes with certain responsibilities. Please be kind to the drain. A) Never flush anything other than toilet paper; B) Avoid harsh chemical cleaners and solvents C) Avoid washing food scraps, cooking oils, grease or fat, coffee grinds, and other food items down the drain. Discard these items into the trash bins.
Safety features: One front camera at the entrance overlooking the driveway is operational. Carbon monoxide and smoke detectors are installed throughout the cottage. You can find a comprehensive first-aid kit in the kitchen cabinet above the fridge.
Dishwasher: Tabs for the dishwasher can be found under the sink. Place one tab into the soap dispenser and close the dispenser. Prior to checking out, please load the dishwasher and turn it on.
Garbage: All garbage goes into the two-garbage bins in the kitchen island to the left of the stove. There is no recycling system. You can use the garbage bags provided. For longer stays, if your garbage is overflowing and you need to dispose of it, under no circumstances should you leave it outside of the cottage, as it’ll attract wildlife. To dispose of garbage, you can drive it to the nearby garbage collection site at Turtle Lake Transfer Station, located at 737 ON-141, 3 km away (you can locate it on Google Maps). Failure to dispose of garbage properly will result in an additional $50 fee per bag.
Thermostat & heated bathroom floors: The thermostat is automatically set to maintain comfortable temperature throughout the house. If however you with to raise or lower the temperature, please do not raise it above 22 degrees in the winter or lower than 24 in the summer. Both bathrooms have heated floors that maintain optimal temperature raising it in the morning and evening for your comfort. Please do not change it. Should you change the settings above or below the specified level, they will be forced back remotely to the optimal temperature.
Games & books: Upstairs in the family room you will find a variety of board games and books for your enjoyment.
Wood Fireplace: We are pleased to offer you a high-end Belgian-made Stuv fireplace. This unique fireplace has a full glass door which offers a spectacular view of the fire as it warms the atmosphere. We have provided you with some wood to get you started, but if you run out you can purchase more at the Rosseau General Store nearby, local gas stations or in Parry Sound. You can only use proper store-bought firewood. Please be mindful not to overload the fireplace – you should only need the provided fire-starter (right near the fireplace) and a couple of logs to get it going. [include additional instructions or
Shadow River; Beach Access: Please be careful as the forest trail is not fully finished, so enter at your own risk. Remember that you are in the forest – we have spotted bears and deer on the property. Please be extremely careful while hiking and we take no responsibility if you choose to access the river. There is one canoe provided that accommodates 2 adults; life jackets can be found in the large entrance closet. If you paddle to the left, facing the river, you will get into Lake Rousseau in about 30 mins.
The Rosseau Waterfront Park with a beautiful, sandy, shallow-entry public beach is just a 2- mins drive.

You understand that hiking the trails on the property and the use of the canoe is at your own risk and that special risks may be involved with hiking and using the canoe. You accept full responsibility for any bodily injury arising from hiking and use of canoe and hold owner harmless. You understand there are potential dangers that hiking and the use of canoe may present to children who are not carefully supervised, as well as the danger to any person hiking or using the canoe if a person has health risks, or if a person hikes or uses the canoe while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any and all claims whatsoever against owners for accidents or claims arising from hiking or using the canoe.
You understand that there are potential risk and dangers and health risks in using the Sauna, Hot Tub / Cold Plunge. You agree to be fully and solely responsible for any accidents you may incur while using any facilities provided by Hygge on Rosseau. You agree to waive any and all claims whatsoever against owners for accidents or claims arising from using the sauna, hot tub or cold plunge.
All Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between the owners and Hygge on Rosseau Guests. Just a reminder that the host may ask for additional identification requirements for security purposes.
